Consulting agreement for a single property

If you are in Paris, have located a property and have come to agreement on the price, but then feel lost as to next steps, we offer a service in which we come in, perform due diligence on the apartment and the building, to make sure that both are in good health, and to warn you of any potential risks and if possible, determine their future costs. We assist in obtaining financing, liaising with our bilingual notaire, introduce you to bilingual property professionals, ranging from mortgage brokers to decorators, architects, structural engineers, tax attorneys —any resource you may need to get comfortably to closing. This service is a flat fee of €5,000 which includes 20% VAT.

If there turns out to be problems with the unit & you decide not to move forward with the purchase, you can either either settle the fee or move on to the second type of consulting agreement, below:

Consulting agreement for your own property search

If you are physically in Paris and are comfortable searching and making your own appointments to see properties, we offer a consulting service wherein we intervene once you’ve found a place that you’d like.

We come and see the property— from experience we can visibly see if there are issues with the apartment straight off that bat, and while we somewhat trust the answers that the salesperson or owner are able to give, we always verify everything to again make sure that the property and building are structurally and legally in good health. We assess the value and assist in negotiation.

In essence, we take over as your buyer’s broker, and assist you in every aspect of the sale from contract to closing and beyond. This service costs 1% of the purchase price plus 20% VAT, and due diligence is limited to 10 properties.
