Full-Service Property Search

This is our bread & butter, our raison d’être. Simply put, we use all the resources at our disposal to find the best property for you, and hold your hand throughout the entire process, until closing and even beyond.

It starts with a free consultation, where we discuss your plans & ideas, and establish your budget and criteria. Your budget is the most crucial thing to define, as it will determine what you can have, and where. In other words, it will inform your criteria, distinguishing between essential and non-essential.

In order to define your budget, either you already have funds available, or you qualify to borrow from a French bank. We work with mortgage brokers here who specialize in obtaining financing for non-fiscal residents. Now is certainly the time to take advantage of historically low interest rates and relatively good exchange rate (sometimes great). We can advise you on how to move your home currency over to euros in the fastest, most secure and least expensive way through currency brokers we’ve worked with for many years.

Once we know your budget, we’ll advise you on what kind of property you can realistically aim for. We then start looking through current listings and discuss them, in order to get a full understanding of your tastes and needs. We want to have the most accurate vision of what your ideal property looks like.

Then we launch the actual search. Dealing with agencies is very different in France because there is no MLS — we must go from agency to agency to agency, as well as through all for-sale-by-owner listings. It’s very time-consuming work but with years of experience we’ve developed a keen eye. We know what to look for and what questions to ask, to avoid time-wasters.

When we find a place that you really like, we go and scout the property and send you photos and a brief report. If you are still interested, we then obtain all the paperwork on the property and perform the maximum preliminary due diligence possible. We need to know up front if there are any serious problems in the building, structural or legal.

The unfortunate lack of accountability with many agencies— though by no means all— dictates that we must independently verify everything in order to be able to advise you on the structural & legal health of the building and the actual value of an apartment.

Residential real estate is emotional — especially in Paris. And it’s true, we fall in love with spaces. The French call it a “coup de coeur.” If there is any major risk or defect that is unacceptable, it’s better to know right away and move on. That is part of our job, telling you if necessary when to walk away from an unacceptable and non-quantifiable risk. The goal is to acquire property here with full peace of mind, not walk into a money-pit.

We assist in negotiations, and have a full network of all the professionals you’ll need: bilingual notaires who handle the contract and closing and perform the full due diligence, bilingual designers & contractors, fiscal advisors, etc.

Fees

Should you decide to work with us, our fee for full Property Search is 3% of the sale price, with a minimum of €10K plus VAT. For other services, fees vary. Property management can be à la carte, and consulting also depends on the desired scope of service. Therefore we discuss your needs and provide you with a personalized quote.
